Across the two tenders, the average land rate worked out to about S$1,354 psf ppr, underscoring strong developer conviction in continued demand around this city-fringe locale.

By securing both plots, the joint developers have signalled their intention — subject to regulatory approvals — to amalgamate the land parcels into a single, larger development. Plans discussed in submissions and industry reports envisage an integrated estate of around 1,055 units across multiple blocks up to 27 storeys, with enhanced design and facilities synergies that benefit from scale. This combined project could be launched in late 2026 or beyond, offering a significant new residential landmark in the Lorong Chuan neighbourhood.

Pent-up demand in Lorong Chuan Area After 14 years following Chuan Park Launch

After a 14-year break, The Chuan Park, a new condominium, sold 76% of 916 units during the opening weekend in November 2024. The last development launched in the area was The Scala @ Lorong Chuan back in 2010. Upon reviewing the URA confirmed and reserved sites, as well as recent collective sales, it appears that there won’t be any new supply pipeline for the foreseeable future. As of 08 July 2026, there are fewer than 40 new supply units in District 19. 3, 1, and 32 available units at Kovan Jewel, Jansen House, and Chuan Park, respectively.

We expected to be highly sought after among HDB upgraders from Hougang, Sengkang, and Punggol. Additionally, some nearby landed house owners may purchase a unit as an investment. It’s anticipated that their grown-up kids who are getting married might also be interested in living in Lorong Chuan to stay close to their parents. With the excellent transport connectivity, purchasers may come from other parts of Singapore. It will not be a surprise to see a high take-up rate during the preview launch.

On a related note, typical 5-bedroom units in Chuan Park have already been transacted at $4,157,000. We expect that 5-bedroom units at Chuan Grove Residences will sell for a similar price or even higher. Potential buyers are likely comparing these to District 19 landed properties available for resale, which range from around $4.x million to $5.x million for freehold or 999-year leasehold options. There are also 99-year leasehold landed homes priced around $3.X million that may compete with the 4-bedroom units at Chuan Grove Residences.
